Buying a short sale listing can be an excellent opportunity for the right buyer. However, it is not an "average" home buying experience, and anyone considering a short sale will need to understand that the process is different.
First, short sales involve more parties to the "transaction" than a typical sale. Not only are the homeowner and their agent involved in selling the home. There will also be the bank's loss mitigation department, perhaps another bank if there is a 2nd mortgage or home equity loan on the property. All the parties will need to come to an agreement before the sale can proceed.
Just with that information alone, it is clear that the timeline on the purchase of a short sale will be longer than a "typical" purchase of a property. It is not uncommon for a short sale to take 3 to 6 months to get from the point of an offer being made until the property is actually sold to the new buyer.
However, if you are not in a huge hurry to move into a new home, a short sale might offer you great opportunity.
